It is important, not only in what area, but also in what house it will be located. Apartments in new buildings are more expensive than housing in the secondary market. The exceptions are well-maintained one-bedroom apartments in Stalin-built houses. They are equal in value to elite housing.
The main factors affecting the cost, are also the area, location and technical condition of housing. On the market there are one-room apartments of very different sizes and degrees of comfort: the usual “odnushki” in “Khrushchev”, studio apartments, apartments of improved planning, as well as spacious living rooms - the result of legalized re-planning or combining two or even three rooms. In the Khamovniki district, housing costs 414.6 thousand rubles, on Arbat - 428.7 thousand rubles, an apartment in Tagansky, Basmanny, Meshchansky districts, Ramenki and Zamoskvorechye will cost more than 250 thousand per square meter.
The relatively cheap are areas such as Solntsevo, Biryulyovo-Vostochnoe, Novo-Peredelkino, Kosino-Ukhtomskoye, Vnukovo, Veshnyaki, Dmitrovsky, Brateevo, Biryulyovo-Zapadnoye, Kryukovo, Nekrasovka, Severny, Vostochny and Molzhaninovsky. In these areas, the average price per square meter is less than 150 thousand rubles. The East and Southeast Autonomous Districts are the most affordable at prices within the Moscow Ring Road.
Traditionally, the prices of apartments located on the first and last floors remain the lowest.
